About Denton Floyd

Denton Floyd Real Estate Group started in 2007 with just over 300 units. Since then, the Company has strategically grown to own and manage nearly 2000 units, with a goal to build better communities in the Midwest. Present throughout our portfolio of services, which includes Property Management & Rental Properties, Development & Construction, Real Estate Investments, and Real Estate Sales & Brokerage, the Company focuses on the idea that a home is part of the family, and families create communities. Everything that we do revolves around building better communities in desirable and high growth areas.

The Company’s core competency is to locate new investment or adaptive reuse multi-family opportunities, and build or buy such communities at a reasonable per unit cost, and then grow rents in order to create value. The Company targets unlevered internal rates of return in the 8% to 12% range, and levered internal rates of return in the 15% to 25% range, assuming a five-year hold and debt LTVs of 65% to 85%.

The Company’s communities are currently located throughout North-Central Kentucky and Southern Indiana. The Company’s 2000 units are distributed as such that 34% are in Lexington, KY, 10% in Jeffersonville, IN and the remaining 56% are located in Louisville, KY. Of the 2000 units the Company owns and manages, approximately 642 units have been recently renovated and will be stabilized in the Summer 2018. Our stabilized units were at 95.4% occupancy at September 1, 2017.

The Company continuously strives to provide quality homes for individuals and families in all stages of their lives. Our market rents range as high as $2,500 to as low as $525. The Company’s monthly rent is predominately market tenants, with Section 8 Housing and other government subsidize programs being generally 10% or less per community. The Company also has expertise in managing low income housing tax credit projects.

The Company also owns and operates a full-service development and construction company. Since, 2008, the Company has completed over $100 million of construction and renovation projects, including new build, rehab, and adaptive reuse projects.
