
A new luxury apartment community, The Marquis, is coming to La Grange, KY
288-unit development to bring resort-style amenities to Oldham County
A new luxury apartment community is under construction in La Grange, Kentucky, a growing community 10 miles northeast of Louisville. The new development comes at a time when Oldham County’s population is climbing, and its housing stock remains overwhelmingly built for homeowners, not renters.
“La Grange has grown into one of the most desirable communities in the Louisville region, and we saw an opportunity to bring more of that same quality to the rental market here,” said Tommy Floyd, co-founder and partner of Denton Floyd. “The Marquis is designed to give people a place to live that matches the quality of life this community already offers, with the kind of amenities and design you’d expect from a Class A property.”
Denton Floyd Real Estate Group is developing The Marquis, a 288-unit community featuring one-, two-, and three-bedroom apartments currently under construction on Eden Parkway in La Grange. Located just off I-71, the site is part of Louisville’s MSA and puts residents within easy commuting distance of Louisville’s major job centers while offering the small-town feel and highly rated school district of the Oldham County seat. The project comes as Oldham County continues to rank among the fastest-growing counties in Kentucky, with an estimated 2025 population of 71,661—up 1.04% over the past year and 18.56% since 2010, according to U.S. Census Bureau data.
That growth has outpaced the county’s supply of rental housing. Detached single-family homes make up 87.1% of Oldham County’s roughly 23,800 housing units, while multifamily buildings account for a small share of the market, according to Census Bureau data. The county’s homeownership rate stands well above the national average of 65.2%.
The imbalance mirrors a broader trend across the Louisville metro area, where housing production has not kept pace with job growth. The region added 27,431 jobs between January 2024 and August 2025, but only 7,200 multifamily units were delivered over the same period, according to CoStar and BLS data cited in the Louisville Apartment Association’s 2026 market outlook. Louisville’s multifamily occupancy has held near 93.5% since 2022, and the region’s development pipeline is contracting sharply in 2026 as new deliveries slow, according to the same report.
The Marquis will be a Class A community with resort-style amenities designed to appeal to renters seeking an alternative to single-family homeownership in Oldham County. Planned amenities include a resort-style swimming pool, outdoor grilling and gathering area, playground, fitness center, pet wash and spa, dog park and maker space.
