Management

We provide a dedicated Asset Manager to all of our Partners. Equipped with years of experience, our Asset Managers act as liaisons between the Property Management team and our Partners, providing their knowledge in the industry in leasing, compliance, budgeting, construction, and management.

Financial Reporting

A detailed annual budget is prepared by Denton Floyd and approved by our Partners.

We schedule weekly or monthly telephonic or in-person meetings with our Partners regarding the operating results of each managed asset.

We prepare and send out monthly reporting packages to our Partners using our Yardi software that includes an income statement versus budget, rent roll, delinquencies, etc. Additionally, we prepare quarterly financial statements that also include an MD&A section regarding current trends and operating results.

We give our Partners 24/7 access to our Yardi software (cloud based) in order for them to have real time updates on the operating results of their assets. We assist in training our Partners as to how to run and read all types of Yardi reports.

Property Managers, Assistant Property Managers, Leasing Consultants, and Maintenance Technicians all share in our unique bonus structure as we realize that the key to running a successful property is Teamwork.
  • We can assist our prospective Partners with the acquisition of apartment communities. We utilize due diligence and lease audit software that can provide detailed reports on property conditions (on a unit-by-unit basis) and record keeping. Additionally, we provide CoStar reports, secret shopping analyses, and pro forma income statements based on expected rents, expenses, and projected market conditions upon asset stabilization.
  • We offer our Partners comprehensive marketing strategies and brand development assistance. We provide and maintain each asset with an individually tailored website, social media management, logo development, ILS contracts, print material, onsite signage, and other brand development initiatives.
  • We have significant knowledge and can assist with debt underwritings and bank negotiations, if deemed helpful by our Partners.
